    Check the type of loans that are out there, maybe even a 2nd mortgage on your house would work.

    Have a business plan and have your local bank finance it

    The SBA is supposed to do that kind of thing. You will need a business plan, projections, and be able to demonstrate that you can operate a business. There are also programs out there for certain sub-groups - blacks, hispanics, women, oil tycoons.
